If your pipes leak

The first thing you need to do is shut off the source so that the water stops. It is important to ensure that the water stops in response to turning off the valve. In example, the supply line to the sink has burst. You turn off the valve to stop the water, but what if the water keeps spraying all over??? 

It is not uncommon for old shut off valves to go bad to the point that when you try shutting them off, it doesn't work. If this is the case in your property, you will need to locate the main water valve. This valve is usually located at the water meter for city water. If you have a well, it is typically located by your pressure tank. 

In the event of a water disaster in your home,  you want to limit the amount of water leaking. By locating the source of the leak and shutting off your main water valve, you are well on your way to recovery.

The washer and dryer can be the hardest working machine in your home sometimes.  The average American family does about 300 loads of laundry a year!  That is a lot for one machine to go through in a year.  With so much use can come some wear and tear on your washer, which can lead to problems and possibly even water leaking into your home.  There are a couple of things you can do to help keep your washing machine in tip top shape and to help prevent any leaking or water damage to your home.  

  • If your washer is an older machine the hoses can become worn out.  Be sure to check the hoses occasionally to make sure they haven become worn or brittle causing water to leak.  
  • Don’t overload the washing machine.  I know we all love to get as much in there as possible to get the laundry done quicker, but this can cause the washer to overfill and then it can overflow onto the floor or walls.
  • Use the correct amount of detergent.  Adding too much detergent can cause excess suds which can lead to it overflowing out of the machine.  Be sure to read the label and follow the directions of how much detergent you should use for each load.

It is very important to know what actions to take yourself when catastrophe strikes and you're waiting on your area's SERVPRO of Middletown Springboro crew. Here is what you can do to minimize the damage..

  • Early cleanup after your basement floods is not only efficient but also important from a health standpoint. After you are certain the cause of the flood has been repaired you can start the cleanup.
  • Before you begin anything, be sure the situation is safe! With flooded basements sometimes comes sewage leaks, structural damage, or electrical hazards.
  • If you have a flood contained in a small area, you can use a wet/dry vacuum to remove the water.
  • Larger floods require the use of your sump pump. Connect a garden hose to the pump with the opposite end running away from your house and preferably into a storm drain. DO NOT remove all the water at one time. Remove about 1/3 of the water at the time, marking the level each time to confirm the leak has been cared for properly.

Why not remove all the water at once?

  • If the flooding in your basement is caused by heavy rain or snow fall, the water pressure in the ground is likely high. The water in your house may be stabilizing your foundation. Removing it all at once can lead to cracks in the foundation.

Once we have the list, the team can pack up the items that are to be restored and move it all back to the warehouse where the items are then cleaned to the condition it was before the fire using a few different types of cleaning methods, determined by the item itself. Not all things are made the same and some things require special care and attention than others during the cleaning process. 

When the items have been cleaned, they are boxed up and can be stored in our dry, temperature-regulated warehouse until the customer is ready to have the items moved to their home.

Backyard Fire Pit Safety Tips:

  • Whether you prefer a built-in or portable fire pit, choose one that is not too large for the area. The pit should be a minimum of 10 feet away from any structures or combustible materials as well as away from trees, fences, sheds, power lines, and telephone wires.
  • Make sure that the seating area is large enough and properly placed for comfort and ventilation.
  • Check wind direction before lighting a fire.
  • Don’t use flammable fluids (gasoline, lighter fluid, etc.) to light or relight fires.
  • To start the fire, use a lighter to ignite crumpled pieces of paper covered with small sticks. Then, add larger sticks and a log or two to keep it burning. 
  • Burn only dry material. Damp material will create excess smoke. 
  • Don’t wear flammable clothing (like nylon) or any loose-fitting clothing.
  • Never leave the fire unattended, and keep pets and children far away from the fire as they will be attracted to it.
  • Keep a fire extinguisher, garden hose, or bucket of water nearby.
  • As the fire dies down, use a shovel and spread out the ashes to allow them to cool down. Then slowly pour water over those ashes and watch them closely to be sure that no burning embers remain or reignite. Put the cooled ashes in a specially designated ash storage metal can.

Keep a Plan ready for a Fire Emergency at Work

Most business owners have plans for all types of emergencies. This is particularly important to protect their employees.

One such situation is in the event of a Fire. Where do employees and/or guest exit? How big is the building, are there multiple exits, are the employees trained on the quickest and safest routes? Anything flood waters touch will need to be addressed. As spring rains are sure to come, its important to know the common causes of home flooding. Windows that are built below ground level are at specific risk for water seepage. While constructed to prevent water entering through the actual window opening, over time the structures supporting and surrounding window wells can form small cracks in which water can travel into when ground water levels are at saturation.

Another common cause to be aware of is foundation flooding. Foundation flooding can occur as foundations age, settle, and form cracks over time. It is important that your drainage gutters are far enough away from your foundation that no extra water buildup will affect its integrity. If the ground is saturated with water, that water still needs a path to follow, so any small pathway in your foundation could be exposed.

If you will be away from home for days at a time, make sure that all of your pipes are kept warm, especially in spaces that receive little or no heat. If any pipes will stay exposed to freezing temperatures, open up one faucet with a very small drip to keep water moving through the pipes.  Also, leave cabinet doors open to expose pipes to the air temperature within the room. 


On the outside:

Protect your pipes as you would protect your plants. Cover up your outside faucets with foam or towels to insulate them.  Make sure the water is turned off from the main valve. A puff back is the puff of smoke and soot from a malfunctioning heating unit inside your furnace that brings gunk into your home. When a furnace works properly, it combines fuel and oxygen in balanced amounts for good, controlled combustion. The correct mix produces a steady flame and burns the fuel almost completely. The puff back happens when the mix is unbalanced. For example, when the rate of combustion in your furnace slows, but the fuel injected into the heating system remains constant, a sudden combustion may occur.

For example when a car backfires, a puff back can cause a “boom” and a big vibration. This vibration shakes loose  soot in the heating system as well as the duct work. The air stream of forced air that normally brings heat into your home instead brings these soot particles. Think of how the heat moves into all the areas of your home. The soot from a puff back will take the same path.

Residue from a puff back is usually an oily, sticky film whose base is petroleum. It has a strong distinct smell and makes a mess that permeates everything. Because the puff back is backed up by a little explosion, these soot particles get a boost getting into the combination of nooks and small crevices, propulsion and a petroleum base makes the mess caused by a puff back so difficult to tackle. Often traditional cleaning methods make the mess even worse than when you started. Every second counts during a fire. In a matter of moments a small flame can turn into a major fire, making it critical to be prepared by having an escape plan in place. The following are a few suggestions to help you develop an emergency escape plan for your family.

1.) Draw a map of each level of your home and show all doors and windows. Find two ways to get out of each room. Make sure all doors and windows that lead outside open easily.

2.) Consider escape ladders for sleeping areas on the second and third floor. Only purchase collapsible escape ladders evaluated by a recognized testing laboratory. Store them near the window where they will be used.

3.) Choose an outside meeting place a safe distance in front of your home where everyone can meet after they've escaped. Make sure to mark the location of the meeting place on your escape plan.

4.) Teach your children how to escape on their own in case you cannot help them.

5.) Plan for everyone in your home with special consideration for elderly or disabled individuals.

6.) Practice your fire escape plan at night and during the daytime.

Preventing and Thawing Frozen Pipes.

Being prepared and informed may help you to avoid the messy and often expensive issue of frozen pipes. The American Red Cross provides information and suggestions around how to prevent water pipes in the home from freezing, and how to thaw them if they do freeze.

Why Pipe Freezing is a Problem.

Water has a unique property in that it expands as it freezes. This expansion puts tremendous pressure on whatever is containing it, including metal or plastic pipes. No matter the "strength" of a container, expanding water can cause pipes to break. Pipes that freeze most frequently are those that are exposed to severe cold, like outdoor hose bibs, swimming pool supply lines, water sprinkler lines, and water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages, or kitchen cabinets. Pipes that run against exterior walls that have little or no insulation are also subject to freezing.

Preventing Frozen Pipes.

Before the onset of cold weather, prevent freezing of these water supply lines and pipes by following these recommendations:

* Drain water from swimming pool and water sprinkler supply lines following manufacturer's or installer's directions. Do not put antifreeze in these lines unless directed. Antifreeze is environmentally harmful, and is dangerous to humans, pets, wildlife, and landscaping.

* Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.

* Check around the home for other areas where water supply lines are located in unheated areas. Look in the basement, crawl space, attic, garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated.

* Consider installing specific products made to insulate water pipes like a "pipe sleeve" or installing UL-listed "heat tape," "heat cable," or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼” of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.

During Cold Weather, Take Preventative Action.

* Keep garage doors closed if there are water supply lines in the garage.

* Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.

* When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.

* Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.

* If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

To Thaw Frozen Pipes:

* If you turn on a faucet and only a trickle comes out, suspect a frozen pipe. Likely places for frozen pipes include against exterior walls or where your water service enters your home through the foundation.

* Keep the faucet open. As you treat the frozen pipe and the frozen area begins to melt, water will begin to flow through the frozen area. Running water through the pipe will help melt ice in the pipe.

* Apply heat to the section of pipe using an electric heating pad wrapped around the pipe, an electric hair dryer, a portable space heater (kept away from flammable materials), or by wrapping pipes with towels soaked in hot water. Do not use a blowtorch, kerosene or propane heater, charcoal stove, or other open flame device.

* Apply heat until full water pressure is restored. If you are unable to locate the frozen area, if the frozen area is not accessible, or if you can not thaw the pipe, call a licensed plumber.

* Check all other faucets in your home to find out if you have additional frozen pipes. If one pipe freezes, others may freeze, too.

Microscopic mold spores exist naturally almost everywhere, indoors and outdoors, so removing all mold from a home or business is impossible. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air, and they may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. 
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise the mold may return.
  • Let your nose lead the way. Mold often produces a strong, musty odor, and can lead you to possible mold problem areas.
  • Even higher than normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.
